How to Plan Energy Efficiency Correctly in Mallorca

The Certificado de Eficiencia Energética (CEE) – Energy Performance Certificate (EPC) assesses the energy consumption and production of a building, classifying it on a scale from A (very efficient) to G (inefficient).

Beyond regulatory compliance, the certificate reflects both the sustainability and the operating costs of a house.

  1. The EPC and the Building Project

In every new-build project an EPC must be issued.
It is calculated on the basis of the Proyecto de Ejecución (Execution Project) and certifies that the proposed building meets the legal energy efficiency requirements.

  1. Control After Completion – As Built

Once the construction works are completed, it is checked whether the building has been executed in accordance with the project.

An updated certificate is then issued, reflecting the actual state of the construction and forming the basis for the final rating and its official registration.

  1. Registration and Legal Validity

The final certificate must be registered with the Dirección General de Industria (Balearic Government).

Without this registration, notarial procedures cannot be completed: the notary requires a registered EPC before granting the Escritura de Obra Nueva (Deed of New Construction) and registering the house in the Registro de la Propiedad (Land Registry).

  1. Specific Considerations for Mallorca’s Climate

In Mallorca, the highest energy load usually arises not in winter for heating, but in summer for cooling. For this reason:

  • Architectural solar protection elements (overhangs, louvers, shutters, vegetation) significantly reduce the need for air conditioning.
  • High-quality thermal insulation also protects against summer overheating.
  • Cross ventilation, enabled by appropriate project layout, reduces dependence on air conditioning.
  • Photovoltaic energy is particularly effective in Mallorca, since the highest cooling demand coincides with peak solar radiation.

The Energy Performance Certificate is much more than a formal requirement: it indicates how sustainable and cost-efficient a house will be over its lifetime.

With well-planned architecture and the support of appropriate technology, energy consumption can be significantly reduced while improving comfort, lowering maintenance costs, and minimising environmental impact.
