The Dream House in Mallorca: Quality of Life and Investment

EM: We know some of your designs from private visits and always enjoy meeting nice people in their beautiful homes…

AT: Those are the special moments – when, years after our work is finished, we can see how our clients live in and enjoy their houses. Working with private clients allows us to engage very closely with their needs and to address every individual requirement, even down to questions of style. We believe the results show that we really do listen.

EM: We have already had some of your single-family houses in our portfolio, and currently once again as exclusive listings. These houses were designed for the property market while at the same time meeting the highest personal demands. How do those two aims come together?

LH: Much of it comes from experience. Almost 25 years ago we began designing the homes of the investors of our larger projects in Mallorca, and we found great joy and encouragement in this work. Since then, we have specialized in high-quality single-family houses that are both architecturally demanding and attractive as an investment.

EM: Is it the same process when you know the future users of a project from the very beginning?

AT: When designing for private clients, the briefing is absolutely essential and the outcome is always bespoke. An art collector may have completely different requirements than a technology enthusiast or a family with children. At the same time, we always keep market viability in mind and advise if a proposal diverges too far from it. In this way, our real estate experience flows directly into private projects.

LH: There are overarching factors for all clients: making perfect use of the site and its surroundings, creating an impressive entrance, the building’s elevation on the site, the views, the transitions to the outdoor areas, and much more. This is the spirit of the place – the genius loci – that must be understood.

AT: Well-zoned, flowing floor plans create a variety of spatial experiences. Bringing together tradition and modernity, and showing passion for good spaces, light and atmosphere, is part of who we are.

EM: …and you apply all this also to designs intended for the market?

LH: Yes. When we design for sale, together with the client we envision a potential buyer whose demands reflect the essence of our experience. The functional concept must respond to many different needs, so that at handover all expectations are met.

EM: Where do the investors you build for come from?

AT: From all over Europe. We are used to working digitally and at a distance. Planning and execution are fully documented and communicated transparently, so that all data is always available.

AT: Mallorca has proven to be a stable market for investors for many years. That is why we want to create the best architecture for our clients – houses that are not only dream homes to enjoy, but also a reliable investment.
